Walton Global Announces Colorado $6.47M Growth DST Offering

Walton Global – a real estate and land asset management company and sponsor of private placement investments – has launched Colorado Growth – 1 Holly Ridge DST. The nearly $6.47 million offering includes approximately 70 acres in Thornton, a rapidly growing city in the Denver region.

“Holly Ridge provides investors with an opportunity to participate in a growing market supported by population growth, ongoing residential development, and limited available land,” said Katie Hubbard, president, U.S. capital markets at Walton Global. “This offering reflects Walton’s approach to land acquisition and development intended to support housing supply and long-term regional growth.”

Situated just off E-470 and minutes from I-25, Holly Ridge offers exceptional regional connectivity with convenient access to downtown Denver, Denver International Airport, Boulder, and the northern Front Range. Thornton’s resolution of water and infrastructure constraints has unlocked new development opportunities in one of Colorado’s fastest-growing residential markets. With land near 160th Avenue becoming scarce, according to Walton Global, Holly Ridge is among the last prime tracts within Thornton’s growth boundary, supported by strong municipal alignment and zoning for 6 units to 18 units per acre to meet demand for attainable housing.

The property is also surrounded by major retail destinations, including Denver Premium Outlets, Larkridge Shopping Center and The Orchard Town Center, providing future residents with a vibrant mix of shopping, dining and entertainment options. Residents will also enjoy access to an amenity-rich environment featuring Todd Creek and Thorncreek Golf Clubs, a newly built middle school and proximity to Colorado’s extensive outdoor recreation network.

Since March 2023, Walton’s DST program aimed to highlight all-equity growth opportunities. This strategy seeks to generate potentially higher returns for investors through a focused approach that sidesteps the limitations of conventional financing, like lengthy hold periods.

Last month, the company acquired 82 residential lots just outside of Downingtown in the Philadelphia metropolitan statistical area. It said the addition strengthens its presence in another high-demand housing corridor and supports community growth with ready-to-build land opportunities.
