Thompson Thrift Taps $255M Fund for 300-Unit Community Near Savannah

Thompson Thrift will begin construction this month on The Foundry at Mosaic, a 300-unit multifamily community in the Savannah suburb of Pooler, Ga., capitalized with equity from Thompson Thrift 2025 Multifamily Development, LP, the Indianapolis-based real estate company said July 20. Resident move-ins are expected to begin in November 2027.
The 2025 fund closed in March 2025 with more than $255 million in total capital commitments, exceeding its original $230 million target, according to the company. It was Thompson Thrift’s seventh multi-project development vehicle, raising capital from accredited investment partners to fund a portfolio of ground-up Class A multifamily communities across several states.
The Foundry at Mosaic will sit within the Mosaic Town Center at the southeast corner of Pooler Parkway and Interstate 16, with access to shopping, dining, and entertainment as well as major regional employers, including Hyundai Motor Group’s Metaplant, Gulfstream Aerospace, and the Port of Savannah.
“Pooler continues to benefit from exceptional population growth, major employment investments and strong housing demand,” said Josh Purvis, managing partner for Thompson Thrift Residential. “We look forward to creating a community that complements that growth while providing residents with an exceptional living experience.”
The community will offer one-, two- and three-bedroom units up to 1,475 square feet, with granite countertops, stainless-steel appliances, tile backsplashes, hardwood-style flooring, full-size washers and dryers, smart-home technology, walk-in closets and private patio, balcony or fenced-yard options.
“This site offers a unique combination of convenience and connectivity,” said Jesse Houghtalen, senior vice president of development for Thompson Thrift. “Residents will enjoy immediate access to Mosaic Town Center and proximity to some of the region’s largest employers … As the area continues to evolve, The Foundry at Mosaic is ideally positioned to meet increasing demand for high-quality housing.”
Planned amenities include a swimming pool, 24-hour fitness center, courtyards, an outdoor kitchen and grilling areas, a pickleball court, a dog park, a resident conference room, billiards, shuffleboard, and a golf simulator.
The Foundry at Mosaic is Thompson Thrift’s second multifamily development near the Savannah Quarters neighborhood. The company recently completed The Liliana, a 360-unit community nearby financed by Thompson Thrift 2024 Multifamily Development, LP, which is currently leasing. Thompson Thrift said leasing activity there has reinforced demand for upscale multifamily housing in the Pooler market.
Thompson Thrift has invested more than $7 billion in local communities nationwide over the past 40 years and is involved in all aspects of development, construction, leasing, and management of multifamily and commercial projects, according to the company. Founded in 1986, the firm operates from offices in Indianapolis and Terre Haute, Indiana; Denver; Houston; and Phoenix.
