Secure Properties Fully Subscribes Debut DST, Launches Second Seeking $28.6M

Secure Properties has fully subscribed its first Delaware statutory trust offering and launched a second, larger DST anchored by a GE Aviation-leased industrial property, the sponsor said.

Previously reported by AltsWire in February, Secure Net Lease Industrial I, DST raised $21.9 million from accredited investors, closing out an offering built around a single industrial distribution asset in Florida under a long-term net lease to an investment-grade tenant.

“Fully subscribing our first offering in under six months, and launching our next deal right behind it, is exactly the pace we set out to build when we launched this platform. More importantly, we are doing it without compromising on discipline,” said Brian Mansouri, managing principal of Secure Properties.

The follow-on offering, Secure Net Lease Industrial II, DST, is a $55.4 million vehicle seeking $28.6 million in equity from accredited investors, according to the company. The trust holds a single-tenant net lease property leased to GE Aviation, with a full corporate guaranty from GE Aerospace (Moody’s: A2) and annual rent escalations.

“Every offering we bring to market goes through the same rigorous underwriting and sourcing process, regardless of how quickly we’re moving,” Mansouri said. “General Electric is a strong example of that discipline in action, and it’s the caliber of deal flow investors and BDs can expect from us going forward.”

GE uses the site for engineering, manufacturing, and testing work supporting its aerospace programs, the sponsor said.

“This is the kind of mission-critical industrial asset our platform is built to find — an irreplaceable location, a tenant that’s invested in staying, and a labor market that supports it,” said James Gagliano, vice president at Secure Properties.

Gagliano said the property sits less than two miles from Gerald R. Ford International Airport and pointed to West Michigan’s manufacturing and engineering workforce, on which GE has drawn since it began operating in the area several decades ago. GE has also invested significant capital in the site’s specialized infrastructure, he said.

Secure Net Lease Industrial II, DST is structured for accredited investors seeking replacement property for tax-deferred exchanges under Section 1031 of the Internal Revenue Code. Orchard Securities, LLC is serving as exclusive managing broker-dealer for the offering; Orchard Securities and Secure Real Estate Exchange, LLC are not affiliated, according to the company.

Secure Properties owns more than 400 properties and manages more than $1.6 billion in assets, with a focus on sale-leaseback and net lease acquisitions sourced through direct operator relationships and off-market transactions, the company said. Secure Properties said it is evaluating additional acquisitions for future DST offerings and expects to bring new deals to market throughout 2026 and beyond.
