Hamilton Point Investments Fully Subscribes $21.6M Tremont DST

Real estate investment firm Hamilton Point Investments LLC has fully subscribed its HPI Tremont DST. The offering was made available for broker-dealer due diligence toward the end of the summer, and the company said it raised nearly $21.6 million in equity just 42 days after its initial sale.

According to data from Mountain Dell Consulting, 137 DST programs have been fully subscribed so far this year as of Nov. 15. On average, those programs were on the market for approximately 233 days.

HPI Tremont DST is Hamilton Point’s ninth Delaware statutory trust offering since inception and the second of two DST offerings in 2025. The first was a $20.7 million offering in New Mexico.

HPI delivered seven prior DST offerings between 2012 and 2016. All seven DSTs went full cycle within five years with a weighted average internal rate of return of 14% net to investors. The company said it expects to offer additional DSTs in 2026, in addition to its apartment funds.

HPI Tremont DST is a 232-unit market rate apartment community located in Hattiesburg, Miss.  The acquisition cost was $35 million or $129,630 per unit. The first year’s cash flow to investors is 4.55% with leverage of 47.2% using a 10-year fixed rate loan.

The latest DST seeks to provide investors with predictable monthly cash flow and the potential for capital appreciation through modest unit and common area improvements that are projected to result in increased net operating income and increased value upon sale.

Since inception in 2009 Hamilton Point Investments has acquired over 35,000 apartment units for some $3.5 billion. The firm has taken 14 investment programs full cycle – seven funds and seven DSTs all within a three to five-year hold period with a weighted average IRR of 18.3%. In July, the company acquired a multifamily, Lakeland, Fla., property for its HPI Real Estate Fund XIV.
