Walton Global Closes South Carolina Growth 1 DST at $3.15 Million

Walton Global closed its South Carolina Growth 1 – Martintown Road Delaware statutory trust, raising approximately $3.15 million in an offering Walton said was fully subscribed.
The offering covers approximately 130 acres in North Augusta, South Carolina, along a growth corridor of the Augusta, Georgia, metropolitan area. The project is planned as a mixed-use community featuring single-family residential lots and 5.2 acres of commercial development, near Interstate 20 and adjacent to The Hive, another mixed-use development in North Augusta.
AltsWire reported on the offering’s launch in November 2025, when the Martintown Road DST was structured as a $3.265 million raise covering 237 single-family homes and led by managing broker-dealer ARKap Mkts. The closing figures reflect a modestly smaller raise and a slightly larger unit count than described at launch.
“The successful close of South Carolina Growth 1 reflects continued investor confidence in Walton’s disciplined approach to acquiring and managing land assets in high-growth markets,” said Katie Hubbard, president of U.S. capital markets. “This offering resonated with investors because it combines a well-located property, strong regional fundamentals, and a clear path toward residential development in one of the Southeast’s most attractive growth corridors.”
The property sits near downtown Augusta and Augusta National Golf Club and benefits from regional employment growth and rising housing demand, according to Walton. The investment carries an anticipated three- to four-year hold period.
Since its March 2023 launch, Walton said its DST program has focused on all-equity growth opportunities designed to give accredited investors access to institutional-quality land investments. By avoiding leverage, the company said it reduces financing-related constraints while positioning investors to capture long-term land appreciation.
The close extends a period of active capital-raising and land activity at Walton. In July, the company sold 35 acres comprising 198 lots at Lake Ridge Parkway in Ellis County, Texas, to homebuilder Meritage Homes, continuing a run of Dallas-Fort Worth transactions that has included a 525-lot, three-state acquisition round in June and an eight-property Sunbelt round in May. That activity has run alongside the February launch of the American Builder Growth and Income Fund, a private placement targeting up to $500 million.
Walton Global is a privately owned land asset management and real estate investment company with more than 85,000 acres under ownership, management, and administration in the United States and Canada, totaling $4.44 billion. The company has distributed $3.05 billion to more than 87,000 investors worldwide during more than 47 years in the business.
