Walton Global Launches $500M American Builder Growth and Income Fund

Walton Global, a real estate and land asset management company and sponsor of private placement investments, has launched the American Builder Growth and Income Fund, a private placement offering targeting a capital raise of up to $500 million. The fund is designed for independent broker-dealers, registered investment advisers, and family offices.
The fund utilizes a hybrid approach to provide access to U.S. housing fundamentals. According to the company, it aims to deliver stability and appreciation by combining two core strategies: income generation and capital growth. The fund offers secured land loans issued through Walton’s Builder Land Financing platform, providing steady cash flow, and features a land acquisition strategy designed to capture value appreciation as builders and developers purchase the land for vertical construction.
The fund aims to address a structural undersupply in the U.S. housing market, where land remains a critical and increasingly scarce resource.
“The point of maximum opportunity occurs at the entitled, infrastructure-ready land stage, where uncertainty has been removed, capital risk is limited, and builders pay a premium just before vertical construction begins,” stated Bill Doherty, chief executive officer of Walton Global.
Walton said it leverages long-standing relationships with many of the nation’s top 20 homebuilders to execute its land delivery model. This model benefits both builders and investors. For builders, it allows for land-light strategies, using options and land-banking to control inventory without overleveraging balance sheets. For investors, the strategic partnerships create predictable exit pathways and steady demand for land options, offering a hedge against inflation and low correlation to traditional financial markets.
“During periods of economic uncertainty, real assets are often favored due to their intrinsic value,” said Katie Hubbard, president of capital markets in the United States for Walton Global. “Land offers durable inflation protection, low correlation to financial markets and provides an opportunity for ongoing income and growth with upside.”
Walton Global is a privately owned land asset management and global real estate investment company with more than 89,000 acres of land under ownership, management, and administration in the United States and Canada, totaling $4.54 billion. Globally, a total of $2.96 billion has been distributed to investors located in 91 countries.
Earlier this week, Walton appointed three senior leaders to support the firm’s continued growth across capital markets and real estate: Michael Richter, Brendan McLaughlin, and Marcus Goodwin.
