Walton Sells 29-Acre Parcel for Data Center Build in Spotsylvania County, Va.

Walton Global, a real estate and land asset management company and sponsor of private placement investments, has completed the sale of 29.5 acres within the expansive 680-acre Alexander’s Crossing master plan in Spotsylvania County, Va.
The transaction price was not disclosed. The buyer, PowerHouse Data Centers – a real estate developer for next-generation hyperscale data centers and wholly owned by American Real Estate Partners, or AREP – will utilize the land to expand development of its PowerHouse 95 data center campus and substation.
“This latest transaction represents continued progress toward our strategic objectives for the year,” said Barry Dluzen, executive vice president of real estate at Walton Global. “We are pleased to partner with AREP in advancing critical infrastructure at Alexander’s Crossing, particularly in expanding power capacity to support future development.”
Strategically located along Interstate 95 near Highway 17, Alexander’s Crossing sits at a key juncture between the Washington, D.C., and Richmond, Va. According to Walton, this marks the third successful property sale within the master planned community, following multifamily transactions in March 2022 and May 2023, and the sale of a data center site in December 2023.
“With every transaction, Walton is doing more than facilitating land sales. We’re enabling long-term economic growth and essential infrastructure development in the region,” said Jed Welsh, real estate coordinator at Walton Global.
Last week, Walton announced the sale of master plan land in Caldwell County, Texas. The property, known as Cotton Ridge, was sold to Stafford Development and is part of the larger Cotton Center master plan that spans over 2,000 acres. Over the summer, Walton announced the acquisition of Riverlake, a residential-zoned property located in Bolivia, Brunswick County, N.C. The acquisition includes 45 lots funded by Walton’s Finished Lot Program alongside GoldenTree Asset Management.
