Velocis Exchange Fully Subscribes $11.3M Virginia Build-to-Rent DST

Velocis Exchange has fully subscribed its second Delaware statutory trust offering, an $11.3 million equity raise for Velocis Maple Grove BTR DST, a build-to-rent community outside Richmond, Va., the company said. The raise closed Aug. 6, roughly 11 months after AltsWire reported the DST’s launch in September 2025.

Maple Grove is a 66-unit single-family rental community for adults 55 and older in Ruther Glen, Va., built in 2023. Velocis Exchange said the property is 100% occupied and the only active-adult build-to-rent community in its immediate area. The equity came from accredited investors through 1031 exchanges and direct cash investments. Total capitalization was approximately $21.4 million, including $10.1 million of Fannie Mae financing.

“Fully subscribing Maple Grove represents another important step in the continued growth of Velocis Exchange,” said Mike Lewis, co-founder and partner at Velocis. “We remain focused on identifying high-quality real estate opportunities where we believe strong market fundamentals, differentiated assets and disciplined underwriting can create compelling solutions for 1031 exchange and direct investors.”

The property sits along the Interstate 95 corridor, providing access to Richmond, Fredericksburg, and the Washington, D.C., metropolitan area. It comprises 58 two-bedroom and eight three-bedroom residences, each approximately 1,500 square feet, with two-car garages. The Richmond metropolitan statistical area has a population of approximately 1.3 million and grew approximately 9.8% from 2020 to 2025, according to Velocis Exchange’s offering materials.

Peak Capital Solutions served as exclusive wholesaler and Orchard Securities as managing broker-dealer, continuing both firms’ roles from Velocis Exchange’s inaugural DST offering, a $10 million raise for a UF Health medical facility in St. Augustine, Fla., that closed in September 2025. That offering launched in August 2024, meaning both of Velocis Exchange’s completed DSTs took roughly a year to sell out.

Velocis Exchange is the DST affiliate of Velocis Management, a real estate investment firm active across industrial, multifamily, retail, net-lease, healthcare, office, and mixed-use assets, according to the company. The firm reported $3.4 billion in acquired real estate assets since inception.
