Velocis Exchange Launches $11.3M Build-to-Rent DST Offering in Richmond Market

Velocis Exchange, a subsidiary of real estate investment manager Velocis, announced the launch of its second Delaware statutory trust offering: Velocis Maple Grove BTR DST, a build-to-rent investment property located just outside of Richmond, Va., and seeking to raise $11.3 million.

The offering is open to accredited investors seeking to invest via 1031 exchange or direct cash investment.

The DST acquired Maple Grove, a recently constructed, 66-unit single-family rental community for adults 55 and older, last month. Located in Ruther Glen, Va., the property is the only active adult BTR community in the immediate area, according to Velocis Exchange, “positioning it uniquely in a supply-constrained market with no direct rental competition.”

Maple Grove’s location along the Interstate 95 corridor offers residents convenient access to major economic hubs including Richmond, Hampton Roads and Washington, D.C., as well as the Blue Ridge Mountains. The company said the area is characterized by strong population growth, high educational attainment, and above-average white-collar employment – all indicators of an affluent, renter-by-choice population.

“The launch of Velocis Maple Grove BTR DST reflects our ongoing strategy to offer institutional-quality, income-generating real estate opportunities to accredited investors,” said Mike Lewis, partner at Velocis. “This community combines strong local demographics with a high-barrier-to-entry asset class, making it a compelling addition to our growing DST platform.”

The Maple Grove BTR DST offering follows the successful equity raise of $10 million for Velocis’ inaugural DST, Velocis MuraBella. That offering – centered around UF Health at MuraBella, a 48,469-square-foot medical facility in the Jacksonville metropolitan statistical area – was fully subscribed in August.

“Our success with MuraBella and now Maple Grove demonstrates the market’s appetite for high-quality DSTs that combine income potential with thoughtful asset selection,” Lewis added.

The Maple Grove offering is being facilitated with Peak Capital acting as the exclusive wholesaler and Orchard Securities serving as managing broker-dealer.
