Sculptor Diversified REIT Reports 7.16% Increase in Total NAV

Sculptor Diversified Real Estate Income Trust Inc. – a private non-traded real estate investment trust managed by Sculptor Real Estate – reported a 7.16% month-over-month increase in total net asset value, rising from approximately $484.7 million on Nov. 30, 2025, to approximately $519.4 million as of Dec. 31, 2025.
In other company news, the REIT’s declared monthly NAV per share as of the end of 2025 was as follows:
Class E shares had a NAV per share of $11.7312, compared to $11.3553 per share the previous month, a 3.31% increase.
Class F shares had a NAV per share of $11.4822, compared to $11.1366 per share the previous month, an approximate 3.1% increase.
Class FF shares had a NAV per share of $11.3025, compared to $10.9632 per share the previous month, an approximate 3.1% increase.
Class AA shares had a NAV per share of $11.2290, compared to $10.9104 per share the previous month, a 2.92%increase.
Class A shares had a NAV per share of $11.1167, compared to $10.8017 per share the previous month, an approximate 2.92% increase.
Class I-S shares had a NAV per share of $11.0725, compared to $10.7591 per share the previous month, an approximate 2.91% increase.
The REIT had approximately 45.3 million shares outstanding as of the end of December.
Previously reported by AltsWire, the REIT acquired a Marysville, Ohio, distribution center spans 1.28 million square feet in October 2025. The $122 million transaction, excluding costs, was finalized through an indirect subsidiary. The seller was an unaffiliated third-party: Sierra Marysville Storage LLC.
Launched in 2022, the REIT said it was designed to identify attractive opportunities that demonstrate strong resilience through economic cycles.
