Sculptor REIT Pads Industrial Portfolio With $122M Distribution Center Acquisition

Sculptor Diversified Real Estate Income Trust Inc. – a private non-traded real estate investment trust managed by Sculptor Real Estate – reported a 10.2% month-over-month increase in total net asset value, rising from approximately $413.3 million on Aug. 31, 2025, to approximately $455.4 million as of Sept. 30, 2025. The significant growth may continue following the REIT’s recent $122 million acquisition of a major industrial property in Ohio earlier this month.

The newly acquired Marysville distribution center spans 1.28 million square feet across an 81-acre site. The $122 million transaction, excluding costs, was finalized through an indirect subsidiary. The seller was an unaffiliated third-party: Sierra Marysville Storage LLC.

The property is 100% leased to a wholly owned subsidiary of a leading marketer of branded consumer lawn and garden care products. Sculptor said it funded the acquisition using a combination of cash and proceeds from a new mortgage loan.

In connection with the purchase, Sculptor’s subsidiary secured the Marysville mortgage loan, a five-year, $76.3 million mortgage from USAA Life Insurance Company. The loan, which matures in November 2030, carries a fixed interest rate of 5.8% per annum; monthly payments will be interest-only for the entire loan term, with the full principal balance due at maturity.

Prepayment is permitted after the first year, subject to a decreasing penalty structure over the remainder of the loan term.

In other company news, the REIT’s declared monthly NAV per share as of Sept. 30, 2025, was as follows:

Class E shares had a NAV per share of $11.2555, compared to $11.1797 per share the previous month, an approximate 0.68% increase.

Class F shares had a NAV per share of $11.06, compared to $10.9919 per share the previous month, a 0.62% increase.

Class FF shares had a NAV per share of $10.8892, compared to $10.8231 per share the previous month, an approximate 0.61% increase.

Class AA shares had a NAV per share of $10.8555 compared to $10.7968 per share the previous month, an approximate 0.54% increase.

Class A shares had a NAV per share of $10.7422 compared to $10.6849 per share the previous month, an approximate 0.54% increase.

Class I-S shares had a NAV per share of $10.7006 compared to $10.6438 per share the previous month, an approximate 0.53% increase.

The REIT had just over 41.3 million shares outstanding as of the end of September.

Launched in 2022, the REIT said it was designed to identify attractive opportunities that demonstrate strong resilience through economic cycles. To that end, Sculptor REIT has delivered an annualized net return of approximately 10% since inception (Class F). In the first quarter of 2025, it closed on a $35 million preferred equity investment in a private real estate company that owns 64 fully occupied net-leased veterinary hospitals and clinics in the United States.
