NexPoint Fully Subscribes $42.7 Million Two-Property Marina DST

NexPoint has fully subscribed its NexPoint Marina DST, a $42.7 million Delaware statutory trust offering. Launched in March 2026 following acquisition costs of approximately $38.7 million, the DST holds two marina properties: Eufaula Cove Marina in Eufaula, Okla., and Grafton Harbor in Grafton, Ill. Both are full-service marinas, according to NexPoint.

NexPoint said marina real estate carries structural supply constraints – limited waterfront geography, environmental regulation, and permitting complexity – alongside steady demand tied to the installed base of recreational boat owners who require ongoing storage, access, and service.
“We see marina real estate as an underfollowed segment of the market where structural constraints and operating complexity create high barriers to entry,” said Taylor Colbert, managing director at NexPoint. “As institutional capital continues to move into the space, we believe there is an opportunity for experienced operators like NexPoint to identify and scale high-quality assets that have historically been overlooked.”
Eufaula Cove Marina, located on Lake Eufaula – the largest lake entirely within Oklahoma – features a comprehensive dock system, 459 marina slips, and eight jet ski slips, along with multiple ancillary revenue sources including fuel, food and beverage, retail sales, and a Jellystone-branded RV and cabin resort. According to the company, the marina benefits from high occupancy, consistent regional tourism, and diverse income streams.
Grafton Harbor, situated along the Mississippi River near its confluence with the Illinois River, is a hospitality-oriented marina with 252 marina slips and 25 jet ski slips, fuel services, a floating pool, and strong transient demand from river travelers. Its location just 38 miles north of St. Louis positions it as both a regional destination and a critical stop along one of America’s most significant inland waterway systems, according to NexPoint.
The Marina DST is part of NexPoint’s broader DST and 1031 exchange platform, which spans multifamily, self-storage, life sciences, industrial, and hospitality offerings, according to the company.
Earlier this month, the company launched NexPoint Lodging II DST, an approximately $81.6 million Delaware statutory trust offering backed by two hotel properties in Glastonbury, Conn., and Bradenton, Fla. As reported by AltsWire, the offering includes the Homewood Suites Hartford South – Glastonbury, an upscale extended-stay property, and the Courtyard by Marriott Bradenton–Sarasota Riverfront, a select-service hotel on the Manatee River.
