NexPoint Debuts $81.6M Lodging II DST With Connecticut and Florida Hotels

NexPoint has launched NexPoint Lodging II DST, an approximately $81.6 million Delaware statutory trust offering backed by two hotel properties in Glastonbury, Conn., and Bradenton, Fla., the company announced.

The offering includes the Homewood Suites Hartford South – Glastonbury, an upscale extended-stay property, and the Courtyard by Marriott Bradenton–Sarasota Riverfront, a select-service hotel on the Manatee River. The two properties span the Hartford, Conn., metropolitan area and the North Port–Bradenton–Sarasota, Fla., metropolitan area, combining extended-stay and select-service hotels in two separate markets.

The Homewood Suites property completed a renovation in May 2024 covering guestrooms, common areas, and amenities, which NexPoint said is expected to reduce near-term capital expenditure needs. The Courtyard property has planned guestroom and common-area renovations the company said are intended to maintain its competitive position and expand its amenity offerings.

Both hotels are managed by Dreamscape Hospitality, a Dallas-based hotel management firm that operates more than 30 hotels nationwide.

Lodging II DST is NexPoint’s second dedicated hospitality DST offering, following NexPoint Lodging I DST, a roughly $28 million trust backed by the Residence Inn Salt Lake City–West Jordan that launched in June 2025 and fully subscribed by the end of that year. That offering was managed by PEG Hospitality Group.

Lodging II DST is NexPoint’s 34th DST offering. The company said it has sponsored DST and 1031 exchange offerings for nearly 10 years, completing more than $3.2 billion in acquisitions across sectors including multifamily, storage, life sciences, small bay industrial, semiconductor manufacturing, lodging, and marina properties, as of July 7, 2026.

The offering is available exclusively to accredited investors as a Regulation D security.
