NAV REITs Face Scrutiny as Trump Slams SFR Ownership

Robert A. Stanger & Company Inc. estimates that equity net asset value real estate investment trust exposure to single-family rental properties – including manufactured housing communities – stands at approximately $14 billion.

The investment banking firm said this represents roughly 7% of overall property investments across the equity NAV REIT sector, with exposure varying significantly by fund strategy.

Stanger provided this data following President Trump’s plan to prohibit large institutional investors from purchasing single-family homes, a move aimed at preserving homeownership for individuals rather than corporations and reframing the housing affordability debate in the lead-up to the 2026 midterm elections.

The proposed ban Trump announced on social media platform Truth Social targets “large institutional investors” – typically firms that own more than 1,000 properties – that have aggressively acquired single-family housing stock since the 2008 financial crisis. Trump emphasized that “people live in homes, not corporations,” and pledged to work with Congress to codify his proposed restriction into law.

According to Stanger, single-family rentals – including manufactured housing – remain a niche allocation within most diversified non-traded REIT portfolios, which primarily focus on multifamily apartments and industrial property types.

Stanger’s analysis indicates the majority of funds have a limited concentration in the single-family rental sub-sector, with the most significant players being Blackstone Real Estate Income Trust Inc., JLL Income Property Trust Inc., and Sculptor Diversified Real Estate Income Trust Inc. While single-family rental homes represent just 10% and 12% of the property mix for the former two, they comprise 87% of Sculptor’s investments.
