Invesco REIT Fully Subscribes $94M Industrial DST Offering

Invesco Real Estate Income Trust Inc., a nontraded real estate investment trust that invests primarily in stabilized income-oriented U.S. commercial real estate, fully subscribed its IREX IV Industrial Portfolio DST, raising $94 million in gross proceeds from qualified investors using Internal Revenue Code Section 1031 like-kind exchanges.

The Delaware statutory trust, which launched in October 2025, comprises three industrial properties across Florida and North Carolina totaling 537,947 net rentable square feet. The portfolio is 100% occupied.

The assets were sourced by INREIT, which reported total asset value of $1.3 billion as of March 31, 2026. INREIT is managed by Invesco Advisers Inc., a subsidiary of Invesco Ltd.

“The Southeast region has continued to experience healthy population and job growth, including Charlotte, Raleigh, and South Florida,” said Chase Bolding, president of Invesco Real Estate Income Trust and head of North America, Invesco Real Estate. “With 100% occupancy across a portfolio in Florida and North Carolina, this DST reflects our focus on disciplined asset selection and our ability to execute on opportunities that align with INREIT’s investment objectives of stable income and long-term appreciation.”

The IREX IV close is the latest example of nontraded REIT sponsors using affiliated DST programs to offer 1031-eligible product to investors seeking to defer capital gains while maintaining exposure to institutional real estate. The structure allows accredited investors to exchange out of directly held property into fractional interests in a professionally managed asset – a combination that has drawn interest as investors look to simplify ownership without triggering a taxable event.

Kyle Connor, director of private markets, 1031 Exchange Program at Invesco Real Estate, said the IREX IV close reflects a “broader shift in how investors are approaching real estate ownership amid changing market dynamics,” with professionally managed DST structures becoming “an increasingly attractive solution” for investors focused on simplifying ownership while preserving tax efficiency.

Per earlier reporting by AltsWire, the REIT fully subscribed its IREX III Industrial Portfolio DST in December 2025. That DST offering raised $87 million in gross proceeds.

Invesco Real Estate manages $84.2 billion in real estate assets under management globally as of Sept. 30, 2025. Invesco Ltd. reported $2.1 trillion in assets under management as of March 31, 2026.
