Forum Investment Group Unveils Real Estate Exchange Strategy for 1031 Investors

Forum Investment Group, a Denver-based private real estate investment management firm, has launched a real estate exchange strategy to provide qualified investors with a streamlined, tax-deferred solution for reinvesting proceeds from 1031 exchanges.

As real estate owners seek to transition from active property management, Forum’s new strategy offers a bridge into passive income, institutional-quality ownership. The program allows investors to defer capital gains taxes while moving their equity into professionally managed, income-producing commercial real estate.

Unlike many traditional 1031 exchange offerings that are “episodic” or limited by the availability of a single specific asset, Forum has structured its real estate exchange as a continuous program. This ensures that investors can find suitable replacement properties regardless of when their specific 1031 “clock” begins.

The strategy utilizes several real estate structures to maximize flexibility for high-net-worth individuals and family offices, including Delaware statutory trusts, and 721 exchanges and UPREITs. By moving the program in-house, Forum said it aims to deliver a more integrated approach compared to third-party providers.

Potential benefits of Forum’s Real Estate Exchange strategy may include the ability to defer capital gains taxes, transition to hands-off ownership, pursue ongoing income and potential capital appreciation, and plan for future generational wealth through estate planning strategies, such as step-up in basis for heirs.

As with all 1031 exchanges, investors must identify replacement properties within 45 days of sale and complete the exchange within 180 days, working directly with a qualified intermediary. Forum noted does not provide tax or legal advice, and investors are encouraged to consult their own tax and legal advisors regarding their individual circumstances.

Founded in 2007, Forum Investment Group specializes in multifamily acquisitions, developments, real estate debt, and structured finance solutions for owners, operators, and developers across the United States. In 2018, the firm established its investment management platform to offer institutions and financial intermediaries access to multifamily debt, private credit, and equity exposure.
