Forum Real Estate Income Fund Surpasses $300 Million in Net Assets

Investment management firm Forum Investment Group announced that the Forum Real Estate Income Fund, or FREIF, surpassed $300 million in net assets under management – a milestone reflecting investor demand for differentiated, income-oriented solutions.

Structured as an interval fund and advised by Forum Capital Advisors, FREIF is an alternative to traditional fixed income that seeks to provide high income potential with lower volatility by investing in a diversified portfolio of public – institutional securities investments typically only available to institutions and not to retail investors – and private real estate debt investment opportunities.

Since launching in late October 2019, the fund has attracted registered investment advisers, family offices, and high-net-worth individuals seeking alternatives to traditional bonds.

‘‘Reaching the $300 million mark is more than a milestone, it signals FREIF’s evolution into a scaled platform with staying power,’’ said Lee Beck, president at Forum. ‘‘In a time when investors are rethinking portfolio allocations, FREIF presents a viable alternative to traditional fixed income exposure.’’

As of June 30, 2025, FREIF reported:

  • One-year net return: 10.82% (Class F, i.e., the Founders share), 10.72% (Class I);
  • Three-year annualized return: 10.82% (Class F); and
  • Since inception cumulative net return: 58.43% (Class F), 29.16% (Class I), 9.22% (Class K).

According to the company, these results highlight the fund’s consistent income generation across multiple market cycles, including COVID-19 and recent interest rate volatility.

“FREIF fills a growing gap in investor portfolios,’’ said Pat Brophy, portfolio manager. ‘‘We’ve built a strategy that emphasizes reliability, real estate fundamentals and transparency, and we’re optimistic for what’s ahead.”

FREIF’s portfolio emphasizes hard-asset, real estate-backed debt investments, with a focus on downside risk mitigation and long-term value creation.

In February 2025, Forum highlighted the 2024 performance of FREIF, delivering a 13.36% and 13.26% annualized net return for the F and I share classes, respectively.

Earlier this summer, the fund named Nuveen as its non-discretionary sub-adviser. Fund leadership said the move reinforced FREIF’s commitment to enhanced sourcing.

As of June 30, the fund had $338.1 million in total gross assets and $284.4 million in total net assets.

Forum Investment Group specializes in multifamily acquisitions, developments, real estate debt, and structured finance solutions for owners, operators, and developers across the United States. In 2018, the firm established its investment management platform to offer institutions and financial intermediaries access to multifamily debt, private credit, and equity exposure.
