Cohen & Steers Appoints Green Street Vet as Head of Real Estate Strategy and Research

Cohen & Steers Inc. (NYSE:CNS) has appointed Seth Laughlin as senior vice president and head of real estate strategy and research. Laughlin will lead the team responsible for identifying and analyzing long-term and secular real estate investment ideas, as well as heading an integrated listed and private real estate strategy function that helps investors optimize portfolios both strategically and tactically. He reports to Jon Cheigh, president and chief investment officer.
Cohen & Steers is the sponsor of Cohen & Steers Income Opportunities REIT, a perpetual-life non-traded REIT launched in 2023, as well as private real estate investment funds. Earlier this month, Anthony Corriggio, president and chief operating officer of the REIT announced his retirement, effective Sept. 30, 2025.
Laughlin joins Cohen & Steers with over 20 years of real estate experience, more than 13 years of which was at Green Street. He most recently served as managing director and head of U.S. market research at there, where he led a team responsible for research coverage of the top 50 U.S. real estate markets. Prior to that, he was head of U.S. institutional equities at Green Street.
He also worked as an equity research analyst at ISI Group from 2010 to 2013, covering residential and storage real estate investment trust, and as an institutional equities REIT sector specialist at Merrill Lynch from 2003 to 2009.

The real estate strategy group Laughlin will lead is an extension of Cohen & Steers’ real estate platform. Founded in 1986 as the first investment manager to specialize in listed REITs, according to Cohen & Steers, the group manages over $56 billion of real estate assets globally. In 2021, Cohen & Steers also formed a private real estate group to enhance the firm’s range of real estate strategies and its ability to provide clients with custom investment solutions.
