Brookfield Nontraded REIT Buys Net-Lease Logistics Portfolio for $42 Million

Brookfield Real Estate Income Trust, formerly known as Oaktree Real Estate Income Trust, acquired an interest in a diversified logistics portfolio spread across several U.S. markets for an initial equity investment of about $42 million, the company said.

The portfolio includes 77 triple- or absolute-net-lease assets totaling roughly 8.2 million square feet, along with about 506 acres of industrial outdoor storage, the nontraded REIT said. The operating assets are fully occupied. The company said the investment expands its logistics footprint in a sector supported by constrained future supply and long-term structural demand, and that Brookfield’s logistics platform will manage the portfolio. Brookfield Asset Management replaced Oaktree Capital Management as the fund’s adviser, and the REIT adopted the Brookfield name in 2021.

Net-lease industrial and industrial outdoor storage, or IOS – yards used for parking, container storage, and equipment staging – have drawn growing institutional interest as investors seek necessity-driven assets with limited new supply. The transaction adds both to Brookfield Real Estate Income Trust’s holdings in a single deal. The purchase extends the REIT’s recent logistics buying; in April, it acquired a $155 million warehouse and distribution facility in the Boston area.

Brookfield Real Estate Income Trust is a nontraded REIT that invests in commercial real estate equity and debt. The company also updated its monthly net asset value (NAV), with the acquisition disclosed among its portfolio updates. The fund’s total NAV was about $962.1 million as of June 30, 2026, and its Class I shares were valued at $10.52, putting the roughly $42 million initial equity investment at about 4% of the fund’s NAV.
