ARCTRUST Launches Private Placement for 55+ Residential Community Near Austin

ARCTRUST Private Capital, the capital markets division of the ARCTRUST Group of Companies, has launched Project Edison 55 at Dripping Springs LLC, a private placement offering to fund the development of a 175-unit, 55+ age-restricted housing community in Dripping Springs, Texas, located 20 minutes from Austin.

The project is jointly sponsored by ARCTRUST Private Capital and Edison Equity Residential, combining ARCTRUST’s institutional investment management, underwriting, and funding capabilities with Edison’s residential development and operating platform focused on age-restricted living communities.

“The Dripping Springs and greater Austin-area market continues to show compelling fundamentals, and we believe this project is well positioned to deliver an exceptional living experience for active 55+ residents,” said Chris Wadelin, chief executive officer of ARCTRUST Private Capital.

At the time of publication, ARCTRUST had not disclosed the offerings targeted equity raise.

Project Edison 55 at Dripping Springs is situated at the entrance of the Headwaters master planned community, offering Hill Country views and convenient access to nearby retail, recreation, and the Highway 290 corridor. According to ARCTRUST, the project is positioned to meet demand in a market that has experienced strong population growth and limited senior housing supply, alongside high barriers to new development along the corridor.

Planned on 14 acres, the community will feature a mix of main-building residences and private villas, complemented by resort-style amenities and a dining program designed to support an active, lifestyle-focused 55+ resident experience.

“With a premier location at Headwaters and a thoughtfully designed community with hospitality-forward programming, Project Edison 55 at Dripping Springs reflects our commitment to developing high-quality housing that meets the needs of a growing demographic,” added Wadelin.

ARCTRUST’s strategy is to stabilize the community to high occupancy within approximately two years of completion, followed by a recapitalization and a long-term hold or sale to a core buyer.

Last November, ARCTRUST broke ground on Project Edison 55 at Woodforest, a 165-unit, 55+ concierge community located about 35 miles north of downtown Houston. The development was made possible by the Project Edison 55 at Woodforest LLC Regulation D, private placement offering, which raised $12.2 million.
