AHR Stock Price Reaches $40 Per Share, a Milestone for Legacy Investors

American Healthcare REIT Inc. (NYSE:AHR) finished today’s trading session with its stock price closing just over $40 per share, a significant benchmark for its original investors. The closing price marks a key milestone for those who initially bought shares at $10 each.

Led by Danny Prosky, president and chief executive officer, AHR was formed by the 2021 merger of several real estate investment trusts: Griffin-American Healthcare REIT III, Griffin-American Healthcare REIT IV, and American Healthcare Investors.

Legacy retail investors in those non-traded REITs – owners of approximately 66 million shares – typically paid $10 per share, the equivalent of $40 per share after the company executed a one-for-four reverse stock split in November 2021. This proportionally increased the share price but not the total value of an investor’s holdings, meaning that the $10 per share price for original investors, when adjusted for the split, became a $40 target price for them to break even.

The stock’s positive performance reflects the company’s efforts to increase shareholder value following its public listing. According to the REIT, it has focused on a strategy that includes strategic acquisitions and paying down debt.

Since its $12 per share start, the company’s stock price has grown 233.8% to $40.06 per share (as of the close of trading on Aug. 5, 2025), with a market cap of approximately $6.2 billion. AHR is among the top 10 largest healthcare real estate investment trusts based on market capitalization, as of 2025 data per the National Association of Real Estate Investment Trusts.

The company celebrated its one-year anniversary of listing on a national securities exchange in February 2025. AHR debuted on the New York Stock Exchange on Feb. 7, 2024, following an initial public offering of 56 million shares of its common stock priced at $12 per share. These shares were sold primarily to institutional buyers.

AHR acquires, owns and operates a diversified portfolio of clinical healthcare real estate, focusing primarily on senior housing communities, skilled nursing, and outpatient medical buildings across the United States, the United Kingdom, and the Isle of Man.

The REIT recently declared a quarterly distribution of $0.25 per share for the quarter ending June 30, 2025. The distribution was payable in cash to all holders of record of its common stock as of the close of business on June 30. It will be further discussing its Q2 2025 performance and recent events in a public conference call and simultaneous webcast on Fri., Aug. 8 at 10 a.m. PT/1 p.m. ET.
