Cantor Fitzgerald Income Trust Fills 27% of Repurchase Requests, Its 10th Month of Proration

Cantor Fitzgerald Income Trust Inc., a nontraded real estate investment trust, honored 27% of repurchase requests submitted for September. That is the lowest rate since March, when it filled 17% of requests. The REIT has now prorated repurchases for 10 straight months.

Externally advised by Cantor Fitzgerald Income Advisors, the company repurchased 106,071 shares of common stock on Sept. 30 for $2.2 million, the company said Oct. 15. It honored 52.3% of requests in August and 37.3% in July. Through November 2025, it had filled all requests, the rate it reported in December when it announced fee cuts across all share classes. Starting with December, the monthly fill rate has ranged from 17% to 53.9%.

The REIT’s aggregate net asset value rose 6.2% to $463.2 million as of Sept. 30, from $436.1 million on Aug. 31. NAV per Class I share rose to $21.02 from $20.78. Transaction prices for subscriptions accepted Nov. 1 range from $21.00 to $21.02 per share across Class S, I, T, and D shares.

Most of the REIT’s new equity in 2026 has come from Delaware statutory trust interests exchanged for operating partnership, or OP, units, not from sales of common stock. On Sept. 1, Cantor Fitzgerald Income Trust acquired DST interests in The Mark at Mamaroneck in exchange for OP units. The Mark is a 229-unit multifamily community in Mamaroneck, N.Y. On Oct. 14, the REIT exercised its fair market value purchase option to acquire the remaining DST interests.

Across the two transactions, $37.8 million of equity was exchanged for 1.83 million Class I OP units. That brings OP unit equity issued so far in 2026 to $195.7 million, the company said. It also refinanced the property’s existing mortgage, generating $24.1 million that it used to pay down its credit facility.

Including the 800,000-share Series A preferred stock offering that closed April 8, the REIT issued $187.2 million of capital in 2026 through September, the company said.

By comparison, the REIT has sold 1.3 million shares of common stock for $26.3 million through the primary portion of its continuous offering, which began in February 2024. It has issued another 652,711 shares worth $13.4 million through its distribution reinvestment plan. Over the same period, it has redeemed 6.18 million shares for $127.1 million.

The acquisitions have reshaped the portfolio. Multifamily properties made up 53.3% of the REIT’s real estate assets by fair value as of Sept. 30, up from 29.9% at the end of 2025. Distribution and logistics properties fell to 8.2% from 24.3%. Single-tenant office makes up 21.7% and necessity retail 13%.

Weighted average occupancy was 95.3%, excluding data centers. The REIT held $6.9 million in unrestricted cash and had $34.1 million available under its credit facility as of Sept. 30.

Cantor Fitzgerald Income Trust is offering up to $1.25 billion in common stock on a continuous basis: up to $1 billion in its primary offering and up to $250 million through its distribution reinvestment plan.
