Walton Global Launches Latest Residential DST Offering in Kent County, Delaware

Walton Global, a real estate investment and land asset management company, announced the launch of its Delaware Growth 2 DuPont DST project in Kent County, Del. The offering includes approximately 131 acres located near DuPont Highway and Road 240 and is designated for residential development.
Walton stated that development plans will focus on creating a space that offers improved accessibility to nearby cities to meet the steady population growth in Felton, Del. and surrounding areas. Currently zoned for agricultural use, DuPont’s strategic proximity to major roads will provide access to urban centers including Dover, Wilmington, Philadelphia, Baltimore, and Washington, D.C. The DST has an anticipated hold period of three to six years.
“Our vision for this project is to create a vibrant community where every resident can enjoy the beauty of the area,” said Barry Dluzen, executive vice president of real estate at Walton Global. “With DuPont, we’re poised to tap into the dynamic potential of Kent County, delivering affordable solutions without compromising on accessibility or lifestyle.”
This acquisition marks Walton Global’s second Delaware-based DST property after launching Delaware Growth 1 in August of 2024 and its eighth DST offering overall. The company recently launched Florida Growth 1 DST and North Carolina Growth 2 DST.
Initially introduced in March 2023, Walton’s DST program emphasizes all-equity growth opportunities, aiming for potentially higher investor returns compared to traditional DSTs. Walton stated that their strategy includes avoiding artificially extended hold periods due to the repayment restrictions common in conventional financing.
This fund launch is just the latest in a series of transactions for Walton. Most recently, the company sold more than 1,500 acres in Texas for data center development. The company also sold over 80 acres near Dallas for residential housing.
Walton Global is a privately owned, land asset management and global real estate investment company with more than 80,000 acres of land under ownership, management, and administration in the United States and Canada, totaling $4.5 billion. Globally, a total of $2.6 billion has been distributed to investors located in 92 countries.
