Vital Capital Partners Fully Subscribes $9.67M Dallas Children’s Hospital DST

Vital Capital Partners has fully subscribed the $9.67 million equity portion of its HPA Exchange – Vital Medical Dallas TX DST, a Delaware statutory trust, the healthcare real estate sponsor said in a statement Tuesday, completing an offering built around a Section 1031-eligible medical property leased to Nexus Dallas Children’s Hospital.
The Dallas trust is backed by an 86,880-square-foot medical building at 9525 Greenville Ave., under an absolute triple-net lease to Nexus Dallas Children’s Hospital, a Nexus Health Systems subsidiary offering inpatient and outpatient pediatric rehabilitation care. The $19.92 million total offering – split between the $9.67 million equity raise and $10.25 million in debt financing – launched in September 2025 as a joint venture between Vital Capital Partners and The Innovation Institute. AltsWire reported in June that the sponsor had raised the offering’s distribution rate to roughly 6.04% of equity, from 5.35%, after the raise had crossed the halfway mark.

Co-founder Thùy Turner said the property “exemplifies the medical real estate assets we look to bring to financial advisors as healthcare delivery continues to move toward specialized settings.”
The Dallas close follows a similar subscription in July, when Vital Capital fully subscribed its Vital Capital Medical – Temple TX DST, raising about $16 million in equity for a Central Texas inpatient rehabilitation hospital.
