StratCap Digital Infrastructure REIT Reports 1.18% Total NAV Drop

StratCap Digital Infrastructure REIT Inc., a non-listed, publicly registered perpetual-life real estate investment trust reported a total net asset value of approximately $122.31 million as of March 31, 2025, a 1.18% decrease from the previous month’s $123.78 million.
Earlier this year, AltsWire reported that the company, which focuses on wireless infrastructure, had converted from being a private REIT formerly known as Strategic Wireless Infrastructure Fund II.
The company acquires and establishes, operates, manages, and leases digital infrastructure assets, with a primary focus on data centers, cell towers, wireless easements and lease assignments, and fiber networks.
As of March 31, the company fully owned 41 communication towers and the land rights associated with them, along with two data centers and 61 related tenant leases. Additionally, through a joint venture with DataCom LP, the company held a 51% interest in a larger portfolio consisting of 139 towers, rights to use two rooftops, and 204 associated tenant leases.
The REIT reported that it had approximately $153.57 million total asset value at the end of March. Towers and rooftop easements were 35% occupied, with a remaining capacity of 65% and had a weighted average remaining escalators of 2.2%. Data centers were 100% occupied with a weighted average remaining lease term, excluding renewals, of 7.9 years and weighted average annual rent escalators of 1.9%.
Under the StratCap Digital Infrastructure REIT moniker, the REIT is offering on a continuous basis up to $575 million in shares of common stock, consisting of up to $500 million in shares in its primary offering and up to $75 million in shares pursuant to its distribution reinvestment plan, in any combination of Class D common stock, Class I common stock, Class S common stock or Class T common stock. As of April 21, 2025, no shares from the offering had been sold.
StratCap Digital Infrastructure REIT also reported that the net asset value per share of each share class as of March 31, 2025, was $10.2317, a 0.94% decrease from the previous month’s $10.3287.
Strategic Wireless Infrastructure Fund II was launched in July of 2021, and, as of Feb. 7, 2025, the REIT had received gross offering proceeds of approximately $117,035,800 from the sale of approximately 5,752,700 Class A shares, 1,383,000 Class AX shares, 2,208,400 Class I shares, and 2,122,800 Class IX shares in its private offering.
Additionally, as of the same date, it had received aggregate gross proceeds of approximately $22.6 million from the sale of approximately 2,034,900 Class P operating partnership units and 216,600 Class PX operating partnership units in the operating partnership units offering.
