SREIT Again Satisfies 4% of Each Shareholder’s Repurchase Request

Starwood Real Estate Income Trust, or SREIT, the publicly registered non-traded real estate investment trust sponsored by Starwood Capital Group, again limited shareholder redemptions in October 2025 after receiving repurchase requests that exceeded its 0.5% monthly limit. Per the terms of its plan, SREIT honored all requests on a pro rata basis up to that limitation so that approximately 4% of each stockholder’s October request was met.
Additionally, SREIT’s total net asset value stood at approximately $8.42 billion as of Oct. 31, 2025, which represented a 1.03% decrease from the previous month’s value of approximately $8.51 billion.
The transaction price for each share of common stock for subscriptions as of Dec. 1 (and repurchases as of Nov. 30) was:
Class S shares had a NAV per share of $20.44, compared to $20.60 per share the previous month, an approximate 0.78% decrease.
Class T shares had a NAV per share of $20.45, compared to $20.61 per share the previous month, an approximate 0.78% decrease.
Class D shares had a NAV per share of $20.02, compared to $20.18 per share the previous month, an approximate 0.79% decrease.
Class I shares had a NAV per share of $20.26, compared to $20.42 per share the previous month, an approximate 0.78% decrease.
Starwood REIT is currently offering on a continuous basis up to $18 billion in shares of common stock, consisting of up to $16 billion in shares of its primary offering and up to $2 billion in shares pursuant to its distribution reinvestment plan. As of Nov. 13, Starwood REIT had issued and sold more than 50.7 million shares of its common stock in the primary offering for total proceeds of approximately $1.3 billion and nearly 24.8 million shares of its common stock pursuant to its distribution reinvestment plan for a total value of approximately $0.6 billion.
The number of shares outstanding totaled about 414.54 million as of Oct. 31, compared to nearly 415.55 million the previous month.
In terms of management, the REIT appointed Nora Creedon to serve as a board member. Creedon has been SREIT’s chief executive officer and president since July 2025. Prior to the appointment, she was a managing director at Goldman Sachs in the private real estate group within asset and wealth management. She most recently served as the CEO and president of Goldman Sachs Real Estate Income Trust Inc., a publicly registered, non-listed equity REIT. Before that, Creedon was the global head of REITs and infrastructure strategies at Goldman Sachs. She first joined Goldman Sachs in 2001 and rejoined the firm in 2010 after working at Fidelity Investments from 2004 to 2007 and Fortress Investment Group from 2007 to 2010. Creedon received a bachelor’s degree from Georgetown University.
