Senior Living, Flex Industrial-Focused Vita Investments Launches Reg A+ Offering

Spark Fund One – a real estate investment vehicle created by Vita Investments – announced the launch of its Regulation A+ offering, targeting a capital raise of $50 million.

Spark Fund One, Vita’s first public fund offering, focuses on developing and acquiring high-demand real estate in sectors like senior living and flex industrial in growing, underserved markets across the Midwest. Its markets, according to the company, are poised for long-term demand – driven by demographic shifts, supply shortages, and structural economic trends.

“We’re not just building real estate. We’re building solutions for America’s aging population, small businesses, and investors who want to see their capital create both income and impact,” said Zeke Turner, founder and chief executive officer of Vita Investments, which was founded in 2023.

Vita told AltsWire that the fund is structured to target an 8% annual preferred return, paid monthly. It expects to achieve two to three times total return in four to five years.

With a pipeline of four pre-identified projects in Indiana and Ohio ready for capital deployment, the offering is managed by broker-dealer Texture Capital Inc.

The minimum investment is $500. Vita distributes Spark Fund One directly to individual investors through its online platform and through Texture Capital. The fund may also expand distribution through the registered investment adviser and independent broker-dealer channels as it scales.

“This offering is about alignment: investors earning real returns from real assets that solve real problems,” said Kyle McDonald, chief financial officer of Vita Investments. “We’re bringing transparency, accessibility, and purpose to private real estate investing.”

Spark Fund One is Vita’s inaugural Regulation A+ offering. Prior to this, the team behind Vita has been involved in more than 60 real estate developments and over $2 billion in acquisition and construction projects through prior roles and ventures.  The team’s prior work spans institutional investment firms, private equity sponsors, and vertically integrated real estate operators.
