S2K/Miller Fully Subscribes $23 Million Charlotte Land DST Offering

S2K/Miller CLT DST, a Delaware statutory trust holding a 4.8-acre land parcel in Charlotte’s NoDa district, closed to new investment this month after fully subscribing its $23 million offering, S2K Financial said. The offering opened Oct. 1, 2025.

S2K Financial served as managing broker-dealer for the offering, which was available to accredited investors completing a 1031 exchange. The trust acquired the site, at 4109 Greensboro St. in Charlotte, for $19.44 million.

S2K Financial partnered with real estate investment firm Miller Global to sponsor the DST. Jimmy Miller, president and chief executive officer of Miller Global, is a real estate developer and operator with reportedly 45 years of experience.

The parcel is unlevered, so the offering carries no debt. Investors are receiving monthly distributions at a current rate of 7%, funded by an annual lease on the site, the firm said. The minimum investment was $100,000.

S2K Financial said the exit plan for the property is a future sale, though the sponsor maintains the right to repurchase the land at then-current fair market value.

The parcel sits beside multifamily and retail projects now in development through separate S2K and S2K/Miller offerings. The site is a short walk from the Sugar Creek station on Charlotte’s LYNX Blue Line light rail, which connects Uptown Charlotte to the University of North Carolina at Charlotte.

“People come to Charlotte and stay because it’s so livable; the light rail has completely changed NoDa,” said Steven Kantor, founder and chief executive officer of S2K Financial.
