Origin Interval Fund Backs $60.2M Loan for 315-Unit N.C. Multifamily Project

Origin Credit Advisers LLC has closed a $60.2 million senior construction loan on behalf of Origin Real Estate Credit Fund, financing Willows at Stallings, a 315-unit multifamily development in Stallings, N.C., in the Charlotte metropolitan area. Terms of the loan were not disclosed.
The loan is the fund’s second capital deployment in about 45 days. In June, Origin Credit Advisers closed a $49.5 million bridge loan for Grayson on 4th, a 336-unit multifamily development in Fort Worth, Texas.
Willows at Stallings is being developed by Gateway Communities, a Charlotte-area developer focused on garden-style communities near employment centers, according to Origin. The project, located at 2618 Stevens Mill Road in the Matthews/Stallings submarket, will include eight three-story buildings with elevator service.
“We continue to see attractive credit opportunities that are allowing the Origin Real Estate Credit Fund to capitalize on existing multifamily sector dynamics, including an outlook for tightening of available inventory in select U.S. markets,” said Tom Briney, president and chief investment officer of Origin Credit Advisers. “Based on our experience and market knowledge, Charlotte is a strong market for new Class A residential community assets backed by developers the caliber of Gateway Communities.”
According to Origin, Union County, where Stallings is located, has seen strong in-migration and limited new multifamily supply, supporting rental demand in the submarket.
Origin Real Estate Credit Fund is a multifamily credit interval fund that invests across the capital stack, including direct loans to developers and operators, Freddie Mac-backed bonds, and commercial real estate collateralized loan obligations. The fund’s shares are offered under the tickers ORRIX and ORROX, with Class I shares carrying a $5,000 minimum investment and no accreditation requirement, and is available through Schwab, Fidelity, and Pershing, or directly through fund administrator Ultimus Fund Solutions. As an interval fund, it makes quarterly offers to repurchase between 5% and 25% of outstanding shares.
The fund was formed in March 2026 through the merger of the Origin Multifamily Credit Fund, established in September 2021, and the Origin Strategic Credit Fund, established in April 2023. Briney was named president of Origin Credit Advisers at that time and has more than 19 years of experience in commercial real estate, according to the company.
