Origin Fully Subscribes Pair of DST Offerings, Shifts Focus to $46.3M Orlando Asset

Origin Investments has fully subscribed two more Delaware statutory trust offerings through its Origin Exchange platform, closing a $48.5 million Charlotte multifamily property and a $44.5 million Nashville property. It continues to raise capital for a $46.3 million DST in Orlando’s Lake Nona submarket.

The Charlotte offering, Charlotte NODA DST, reached subscription capacity in May. The 323-unit Class A community is in downtown Charlotte. The Nashville offering, Queens Wedgewood-Houston, or Queens WeHo, comprises 221 units in downtown Nashville.

Both closings follow Origin’s inaugural DST offering, The Starling, a 300-unit community in suburban Dallas that raised approximately $40 million. With the three completed deals, Origin has raised roughly $140 million through Origin Exchange since launching the platform in June 2024.

“We’ve been able to meet the moment for investors focused on income and capital preservation as they look to step back from active investment management,” said Michael O’Shea, director and head of private wealth at Origin Investments. “Our DST offerings support investors looking to complete a 1031 exchange by investing in institutional-quality real estate in high-growth markets.”

Origin’s current offering, Origin Nona, DST, targets a 260-unit Class A multifamily community at 11850 Narcoossee Road in Orlando. The property was developed by Crescent Communities and delivered in mid-2023. Origin said the community is 94% leased and the DST offering is more than 30% subscribed.

The Lake Nona area is home to Lake Nona Medical Center, a 650-acre health and life sciences campus; Valencia College; and Tyson’s Corner, a 73,000-square-foot retail center.

Origin projects a five-year compounded annual rent growth rate of 5.6% for the Lake Nona submarket, above the 4%-plus rate it projects across the 15 markets where it holds multifamily assets, based on its proprietary machine learning models.

Origin Exchange is structured for accredited investors completing 1031 exchanges. The minimum investment is $250,000, and the expected hold period is two to five years.
