NexPoint Expands Industrial DST Portfolio With $50.4M Multi-State Offering

Alternative investments firm NexPoint announced the launch of NexPoint Small Bay III DST, a Delaware statutory trust offering of two small bay industrial properties located in Deerfield Beach, Fla., and Richardson, Texas.
The offering, approximately $50.38 million, adds around 510,000 square feet of multi-tenant warehousing and industrial space to NexPoint’s DST portfolio, which the firm says now comprises over 1.3 million square feet of multi-tenant industrial real estate across three DST programs. The offering requires a minimum investment of $100,000.
“With rising demand for flexible, small-scale industrial properties, we believe this is an ideal time to grow our small bay portfolio and are excited to offer investors access to these unique assets,” said Taylor Colbert, director of Real Estate for NexPoint.
The property in Deerfield Beach consists of 102,245 rentable square feet and is located 15 miles from downtown Ft. Lauderdale in the Miami-Fort Lauderdale-West Palm Beach metropolitan statistical area.
The Arapaho Business Park, a 19-building property in Richardson, includes 407,669 rentable square feet. It sits on over 31 acres in the Dallas-Fort Worth metropolitan statistical area, which ranks as the fourth largest metropolitan statistical area in the country and leads Texas in population growth, median household income, and job creation.
NexPoint cited ongoing economic and population growth in both markets as supportive factors for continued demand in the small bay industrial segment.
The launch follows NexPoint Small Bay II DST, a $39 million, Orlando, Fla., offering that reached full subscription in February 2025 after fundraising for approximately seven months.
For all three small bay DST offerings, NexPoint has partnered with Basis Industrial, a privately held, vertically integrated real estate owner and operator that manages operations across the DST portfolio.
