Mill Green Opportunity Fund VI Goes Full Cycle, Returns 1.4x Capital

Mill Green Opportunity Fund VI has sold the last of its seven multifamily development investments, completing the fund’s investment and disposition cycle, Skyway Capital Markets said. Skyway is the fund’s managing broker-dealer.

Fund VI returned about 1.4x investor capital, with an internal rate of return of nearly 13%, according to Skyway. The firm said the disposition period coincided with a challenging environment for multifamily real estate and the capital markets.

The final asset, Celadon at Club Drive, is a 352-unit multifamily community in Lawrenceville, Ga., in metro Atlanta. It was developed by Oxford Properties in 2023 and sold to Sherman Residential on Aug. 25 for $67.2 million, according to public sources.

The fund closed in June 2021 after raising $48.2 million from 490 investors and invested in projects across the Southeast.

“Reaching this milestone with Fund VI is particularly meaningful given the market environment Mill Green has navigated over the past several years,” said Mike Freeman, Skyway senior managing director and partner, who has led the firm’s relationship with Mill Green Capital for more than 10 years. “Throughout our work together, Mill Green has maintained a disciplined approach to identifying opportunities, executing its strategy and managing investments through changing market cycles.”

Skyway said it has worked with Mill Green on 10 of its funds. Mill Green had raised about $590 million across nine funds since 2015, when it fully subscribed Mill Green Opportunity Fund IX in May 2025. That fund drew about $147 million in retail commitments.

The two firms are continuing their relationship with Mill Green Opportunity Fund X, which follows Mill Green’s multifamily development strategy in what Mill Green describes as growth markets. Fund X is offering up to $150 million and had raised $32.7 million from 319 investors as of May 2026. Skyway said it expects Fund X to begin selling assets in 2029.
