Madison Launches $34M DST Offering for BTR Community in Gainesville

Madison Capital Markets, an affiliate of Madison Capital Group Holdings – a developer and operator of suburban multifamily communities, self-storage, alternative storage, commercial, and marinas – has launched a Delaware statutory trust offering for The Collective at Archer Farms, a 172-unit built-to-rent community in Gainesville, Fla.

MCG Gainesville FL BTR DST seeks to raise approximately $34 million from accredited investors and is part of the firm’s broader DST strategy, designed to provide 1031 exchange investors with exposure to stabilized, income-producing real estate.

Located at 7000 SW 91st Street, The Collective at Archer Farms spans approximately 23 acres and, according to the company, is Gainesville’s first and only stabilized BTR community. The 97% occupied class A asset features one- and two-story standalone cottages with private fenced-in yards, modern interiors, and detached garage options. Each home is outfitted with granite countertops, stainless steel appliances, plank flooring, ceiling fans, and Ring doorbells.

“This is a clear example of how renter preferences and affordability concerns are aligning in the build-to-rent sector,” said Jeff Kremin, president of Madison Capital Markets. “We believe this structure offers investors durable income without development or lease-up risk.”

The property’s location places it near Gainesville’s key employment centers, including the University of Florida and UF Health Shands Hospital. It is also close to Celebration Pointe and Butler Plaza, two of the area’s largest retail hubs. The site has direct access to State Road 24 and I-75.

“Our firm sees BTR as a strategic complement to more traditional multifamily product,” Kremin said. “We continue to see strong institutional demand for stabilized, income-generating BTR assets, and believe offerings like this will become more common in the 1031 marketplace.”

The Collective at Archer Farms is conveniently located within walking distance of the under-construction Flamingo Sports Center, a 21-acre pickleball and tennis complex, and is situated within a top-rated school district. Alachua County’s population has grown more than 22% since 2010, with continued growth projected over the next two decades.

It’s been a busy summer for Madison Capital Markets. In July, it completed an all-cash $17.2 million equity raise for its Madison 7 Brew DST – comprised of six newly built, free-standing retail properties leased to franchisees of 7 Brew Coffee. Located in Augusta, Ga. (2); Mobile, Ala. (2); and Columbia, S.C. (2), the portfolio totals 3,108 rentable square feet.

Earlier in June, the company launched Madison Convenience Fund I, LLC, a private real estate investment fund targeting a capital raise of $125 million to meet the growing demand for high-quality convenience and gas station facilities across the United States. Daily operations will be managed by FreshStop, founded by Ryan Hanks, chief executive officer of Madison Capital Group.
