Madison Capital CEO Launches Hospitality-Focused Long Road Partners

Real estate and hospitality veterans Jay Levell and Ryan Hanks have launched Long Road Partners, a lifestyle and hospitality-focused investment and development firm with a strategic mandate to acquire, reposition, and operate hotel, resort, lifestyle, and golf-oriented assets across the United States.
With a combined track record of over $6 billion in transactions, including developments, acquisitions and recapitalizations, and more than $2.5 billion in equity placed, the founding team brings operations expertise to an evolving landscape and intends to sponsor Delaware statutory trusts focused on lifestyle and hospitality-focused real estate for tax-advantaged 1031 exchanges.
Long Road Partners seeks opportunities across a range of asset types, including limited-service hotels, boutique hotels, luxury resorts, lifestyle-oriented development, short-term rental portfolios and golf destination properties, where capital investment and operational focus can drive meaningful long-term value.
“There’s a major opportunity right now to reimagine underutilized hospitality lifestyle-oriented assets,” said Jay Levell, co-founder of Long Road Partners and former founder of White Point Partners. “We’ve built and repositioned complex real estate across sectors, and we’re applying that expertise to a space where consumer demand is evolving, but much of the product hasn’t kept pace.”
The firm’s strategy targets a diversified mix of stabilized, cash-flowing properties and value-add acquisitions. This includes branded and independent limited-service hotels, extended-stay properties and boutique assets.
Long Road’s lifestyle and golf-oriented real estate segment will include resort-adjacent residential, branded condominiums, and for-sale product integrated into golf and hospitality environments. The company said these offerings are designed to enhance the experiential value of its resort and club assets while widening the investment pool through diversified ownership structures and exit strategies.
“We are leveraging decades of development and acquisition experience to build a durable, scalable platform,” said Ryan Hanks, co-founder of Long Road Partners and chief executive officer of Madison Capital Group. “This isn’t about chasing trends. It’s about combining discipline, scale, and a long-term view to deliver strong returns in a segment with real growth potential.”
Long Road’s pipeline includes active acquisitions across the United States, focusing on Texas, Florida and other high-growth U.S. markets in the Southeast.
