Griffin Capital Fills First Build-to-Rent DST With $23.5M Raise

Real estate investment manager Griffin Capital Company has fully subscribed Griffin Capital Tulsa BTR DST, a Delaware statutory trust offering, after raising approximately $23.5 million of equity, the company said. The trust owns Meadow+Main, a 138-unit build-to-rent community in Jenks, Okla., in the Tulsa metropolitan area.
Griffin acquired Meadow+Main in January on behalf of Griffin Capital Residential Partners, the build-to-rent division Griffin formed in September 2025. Griffin paid $37.25 million for the property and said the acquisition marked its expansion into the build-to-rent sector.
The division is led by co-chief executive officers Jonathan Trott and David Platter, who previously served as co-chief investment officers at Capital Square and led the build-to-rent division at Amherst.
Completed in 2023, the 15.6-acre community includes homes with private fenced yards, 10-foot ceilings, and in-unit washers and dryers. Amenities include a pool, fitness center, clubhouse, dog park, playground, and a pond with walking trails.
Griffin cited limited competing housing supply in the Jenks submarket and what the company described as Oklahoma’s top-ranked public school district. The property is about 15 minutes south of downtown Tulsa, with access to U.S. Route 75 and the Creek Turnpike.
“Meadow + Main reflects Griffin Capital’s focus on institutional-quality rental housing across the full spectrum, from multifamily to build-to-rent to student housing. We appreciate the confidence that financial professionals and their investors continue to place in the solutions we pursue,” said Nick Rosenthal, co-chief executive officer of Griffin Capital.
The trust made its first sale Feb. 24 and sought to raise $23.52 million with a $25,000 minimum investment. Griffin Capital Residential Partners Institutional Property Exchange LLC is the trust’s sponsor.
––In March, Griffin fully subscribed Griffin Capital (Heritage – Gonzales, LA) DST after raising $37.13 million for The Oaks at Riverbend, a 299-unit multifamily community in the Baton Rouge, La., area.
The Tulsa close also follows the September close of Griffin Capital (Union – Kansas City, MO) DST, which raised nearly $60 million for Union Berkley Riverfront Apartments, a 407-unit Class A multifamily community in Kansas City, Mo., that Griffin bought for $113.5 million in November 2025.
Griffin said it continues to source rental housing assets for future 1031 exchange programs.
Griffin Capital Company is a full-service real estate investment management firm. Since 1995, the firm has owned, managed, sponsored, or co-sponsored approximately $24.6 billion in assets as of June 30, 2026, the company said. Its rental housing portfolio includes 41 communities comprising more than 13,600 rental housing units and 693 student housing beds, representing a total project value of more than $4.6 billion, including estimated costs for assets under construction.
