Croatan Investments Adds Senior Hires in Transactions, Asset Management

Croatan Investments, a rental housing investment manager serving private wealth and institutional capital, has added two senior executives to its investment platform: Ammanuel Metta as senior vice president of transactions and Javel “Jay” Wilson as senior vice president of asset management, the company said.
Metta, who is based in Texas, will help lead Croatan’s transaction efforts, with a focus on expanding the firm’s investment pipeline, strengthening origination, and supporting disciplined execution as it grows its rental housing platform, according to the company. His hire extends Croatan’s senior investment presence into Texas, one of the country’s most active rental housing markets, the firm said, aiming to deepen its relationships with owners, brokers, and capital partners across the state and the broader Sunbelt.
Metta brings nearly two decades of multifamily investment experience across Texas and other major U.S. markets, having held positions at TruAmerica Multifamily, Price Realty Corporation, and Archstone.
“Ammanuel gives us a stronger origination presence in Texas while adding another experienced perspective to our investment team,” said Ben Bartlett, Croatan’s chief operating officer. “His relationships, judgment and ability to evaluate opportunities across market cycles will help us broaden our opportunity set, move with conviction when we see relative value, and continue scaling the platform with discipline.”
Wilson will lead Croatan’s asset management efforts, a role the firm said is meant to deepen its senior asset management bench and support business plan execution across its existing portfolio and future investments.
Wilson brings more than two decades of real estate, asset management, finance, and accounting experience, most recently having served as principal consultant at Unicorn Strategies Consulting, advising property management teams on financial performance, budgeting, and operational processes. Earlier, as regional vice president of asset management at April Housing, he led a team overseeing performance-improvement initiatives across a 12,000-unit multifamily portfolio, work Croatan said increased occupancy by 6%.
Wilson has also held senior asset management roles at Lincoln Avenue Capital, Standard Companies, Enterprise Community Development, and CAPREIT.
“Jay brings the combination of experience, energy and steady leadership that will have a meaningful impact on how we execute our business plans moving forward,” said Paul Van, chief executive officer of Croatan. “He has extensive experience leading asset management teams, improving property performance and working with operating partners across large multifamily portfolios. That perspective will strengthen how we identify opportunities, address challenges and execute at the asset level as we continue to grow the Croatan portfolio.”
The additions come as Croatan, founded in 2004, continues to build out its rental housing platform across the Mid-Atlantic and Sunbelt. The firm has team members in Atlanta, Charleston, Dallas, and Nashville in addition to its Virginia Beach headquarters and describes itself as a certified minority-owned company.
