Cottonwood Communities Buys Two Apartment Complexes for $103.3M as NAV Rises 5.2%

Cottonwood Communities Inc., a nontraded real estate investment trust focused on multifamily housing, acquired two apartment communities in June for a combined $103.3 million and reported a nearly 5.2% increase in total net asset value.

On June 10, it acquired The Orchards at Cherry Creek Park, a 240-unit multifamily community in Centennial, Colo., for $62.4 million, with $43.6 million of the purchase price paid through the issuance of operating partnership units rather than cash. On June 30, Cottonwood acquired 5 Row Apartments, a 128-unit community in Charlottesville, Va., for $40.9 million.
Cottonwood’s real estate portfolio totaled $2.7 billion in assets as of the June 30, 2026, valuation, with 80.4% of equity value in operating properties, 13.7% in real estate-related structured investments, 3% in land held for development, and 2.9% in development properties.
It reported a NAV of $11.3127 per share across all classes as of June 30, down from $11.3465 a month earlier.
The roughly 0.3% per-share decline came even as the REIT’s total NAV rose to $1.09 billion from $1.04 billion between May 31 and June 30, growth driven by new capital inflows rather than asset appreciation. Fully diluted shares and units outstanding climbed to 96.7 million from 91.7 million over the same period, outpacing the modest gain in NAV dollars and pulling the per-share figure lower.
The $11.3127 NAV per share sets the transaction price for all four share classes – T, D, I, and A – for subscriptions and distribution reinvestment plan issuances accepted as of Aug. 1, and for repurchases as of July 31.
Cottonwood’s board of directors declared a distribution of $0.05666667 per share for July, or $0.68 on an annualized basis, for holders of record as of July 31. The distribution will be paid in August.
