JLL Income REIT Reports 3.2% Decrease on Total Monthly NAV

JLL Income Property Trust Inc., a daily net asset value non-traded real estate investment trust, provided an update to its monthly net asset value per share for its classes of common stock, as of June 30, 2024. The REIT’s total NAV across share classes was approximately $2.6 billion, nearly a 3.2% decrease from the previous month’s nearly $2.7 billion.

Class A shares had a NAV per share of $11.71 as of June 30, 2024, compared to $11.87 per share on May 31, 2024, approximately a 1.3% decrease.

Class M shares had a NAV per share of $11.72, compared to $11.89 per share the previous month, approximately a 1.4% decrease.

Class A-I shares had a NAV per share of $11.74, compared to $11.91 per share the previous month, approximately a 1.4% decrease.

Class M-I shares had a NAV per share of $11.72, compared to $11.89 per share the previous month, approximately a 1.4% decrease.

Class D shares had a NAV per share of $11.70, compared to $11.88 per share the previous month, approximately a 1.5% decrease.

During the quarter ended June 30, 2024, the REIT redeemed nearly 9.8 million shares for a total of approximately $116.4 million pursuant to its share repurchase plan. The company honored 100% of all redemption requests received. Eligible share repurchases during the period from July 1 to Sept. 30 will be limited to approximately $130.1 million, which is 5% of the NAV of all classes of shares as of the last business day of the previous calendar quarter.

Since the launch of the company’s initial offering in October 2012, the REIT has raised a total of approximately $5.63 billion through its ongoing public and various private offerings, as well as its distribution reinvestment plan, as of the end of June.

JLL Income Property Trust is an institutionally managed REIT that as of March 31, 2024, owned interests in a total of 133 residential, industrial, office, and grocery-anchored retail properties located primarily in the United States, including nearly 4,500 single-family rental houses located in 28 states.
