Hamilton Point Investments Sells Pair of Student Housing Assets for 53 Increase in Value

Real estate investment company Hamilton Point Investments LLC announced the profitable full-cycle sale of two properties from its student housing focused HPI Real Estate Fund IX.

According to the company, the two assets were acquired in March 2023 for a combined price of $44.25 million and sold in February 2025 for $67.9 million, a 53.4% increase in value in less than two years.

The Oliver, a 612-bed student housing apartment property located in Baton Rouge, La., and 21 Oaks, a 662-bed student asset property located in Columbia, S.C., were acquired as part of a four-property portfolio from a California-based operator following the COVID-19 pandemic.

“In 2021, we switched focus for about two years to student assets, as we were comfortable students would go back to school and performance would come back,” said Matt Sharp, co-founder of Hamilton Point Investments.

Sharp noted the two properties needed a “fair amount” of work, both capital improvements and deferred maintenance, which Hamilton Point Investments completed quickly.

Last December, the company marked the seventh full-cycle transaction of its HPI Real Estate Fund VIII, with the sale of the Yukon on 15th in Oklahoma City, Okla. With that transaction, the company netted a $9.6 million profit in four years.

In October 2024, Hamilton Point Investments’ sales included HPI Real Estate Fund VIII’s Tinker at Forty8, a 152-unit multifamily property in Oklahoma City for nearly $14.3 million; Edmond at Twenty500, a 160-unit multifamily property in Edmond, Okla., for $21 million; and The Den, a 158-unit student housing apartment property located in Columbia, Mo., for $27.5 million.

Over the summer, Hamilton Point announced the close of HPI Real Estate Fund XII LLC. Launched in March 2023 seeking to raise up to $150 million from accredited investors, the fund ultimately raised $196 million through 32 independent broker-dealers and 18 registered investment advisers. The equity was invested in eight multifamily properties totaling 2,118 apartment units.
