Fortress Credit Realty Income Trust Total NAV Up 44.6% From Previous Month

The total net asset value for Fortress Credit Realty Income Trust – non-traded perpetual-life real estate investment trust – increased by a whopping 44.6% month-over-month, from approximately 231.2 million on Dec. 31, 2024, to approximately 334.2 million on Jan 31, 2025.
Its declared monthly NAV per share as of Jan. 31, 2025, was as follows:
Class B shares had a NAV per share of $20.2377, compared to $20.0658 per share the previous month, an approximate 0.86% increase.
Class R shares had a NAV per share of $20.1296, compared to $19.9270 per share the previous month, an approximate 1.02% increase.
Class I shares had a NAV per share of $20.3428, compared to $20.1462 per share the previous month, an approximate 0.98% increase.
Class E shares had a NAV per share of $20.1942 compared to $20.0625 per share the previous month, an approximate 0.66% increase.
Also on Jan. 31, the REIT declared gross distributions of $0.1338 for each class of its common shares. Class R and Class I were subject to particular fees, and the net distributions were payable to shareholders of record on or around Feb. 4, 2025. The distributions were paid in cash or reinvested in the applicable class of common shares for shareholders participating in the company’s distribution reinvestment plan. These distributions came up short to the previous month, where distributions were $0.1352 for each share class minus fees for Class R. In addition, the REIT declared additional distributions of $0.1055 on Dec. 31, 2024.
Fortress Investment Group filed to establish the REIT in September 2024. It aims to finance loans for a range of real estate ventures, including multifamily, hospitality, and industrial properties.
The REIT entered into a financial agreement in November 2024 its subsidiary FCR TL Holdings LLC secured a loan and security agreement with JPMorgan Chase Bank N.A. to provide up to $300 million in loans and/or financial accommodations on an uncommitted bases and are due in full by May 8, 2027.
The number of shares outstanding totaled about 16.5 million as of Jan. 31, compared to 11.5 million the previous month.
