ExchangeRight’s $81.6 Million, Eight-Property Offering Now Closed to Investors

ExchangeRight, a sponsor of Delaware statutory trust and non-traded real estate investment trust investment offerings, has fully subscribed its Net-Leased Portfolio 67 DST. The fund, launched in June 2024, raised approximately $81.57 million and owns a 371,430-square-foot portfolio comprised of real estate leased to national tenants successfully operating in “necessity-based” industries. The fund is structured to provide monthly distributions with a current annualized rate of 5%.
The DST has a 41.1% loan-to-value and non-recourse interest-only financing at a fixed rate over a five-year term, according to ExchangeRight.
“This offering, like its successful predecessors, features a portfolio of net-leased properties diversified across the nation, leased to tenants operating in the necessity and healthcare sectors,” said Warren Thomas, managing partner at ExchangeRight.
The fund contains eight properties diversified across five states and seven tenants, including FedEx, BJC HealthCare, Tractor Supply, and Bank of America.
“Our net lease strategy ensures that tenants cover the costs of property taxes, insurance, utilities, and all operating costs in addition to their monthly rent payments. This has helped us consistently protect investors from rising costs and provide them with steady monthly income at rates that have met or exceeded projections since our inception,” added Thomas.
In December 2024, ExchangeRight fully subscribed its Net-Leased All-Cash 7 DST. Launched in August 2024, the DST raised $24.8 million. The portfolio was structured to provide investors with monthly distributions starting at an annualized rate of 5.2% currently covered 100% by in-place revenues from the offering. Those portfolio’s properties are located in Texas and Minnesota.
ExchangeRight and its affiliates’ vertically integrated platform features more than $6.4 billion in assets under management that are diversified across over 1,300 properties, and 25 million square feet throughout 47 states, as of Feb. 28, 2025.
