ExchangeRight Adds Industry Vet Will Powers as National Sales Director


Will Powers has joined Pasadena, Calif.-based ExchangeRight as national sales director. Powers came to the company – a sponsor of Delaware statutory trust and non-traded real estate investment trust investment offerings – to lead its strategic relationships with broker-dealers, registered investment advisers, and investment professionals nationwide.
According to the firm, Powers further supports ExchangeRight’s dedication to providing secure capital, stable income, and strategic exits for its investors.

Powers brings more than 25 years of experience in capital markets and alternative investments. Most recently, he was founder and CEO of Alternative Advisers, LLC, where he served as an outsourced head of capital markets for emerging sponsors, helping them design and execute strategic capital raising plans. His services ranged from PPM review and due diligence prep to marketing, key account outreach, and team build-outs.
Powers also served as president of Red Swan Markets, a FINRA-approved broker-dealer specializing in tokenized commercial real estate. At Red Swan, he led business development and oversaw regulatory compliance for blockchain-based private placement offerings.
Previously, he was chief operating officer at AKRU, a real estate fintech platform focused on fractional ownership of commercial assets via blockchain technology. Prior roles also include EVP at Preferred Apartment Communities, where he helped expand broker-dealer distribution for a multifamily REIT; EVP at Lightstone Group, where he led capital raise efforts for non-traded REIT and Reg D offerings; and managing partner at Wealth Exchange Solutions, a boutique firm focused on 1031 exchanges and real estate advisory services.
Earlier in his career, Powers held sales leadership positions at Dividend Capital, Pioneer Investments, and ING, where he was instrumental in opening new territories and dramatically increasing capital raised through the independent and wirehouse channels.
He holds FINRA Series 7, 24, and 63 licenses and has a bachelor’s degree in business administration from Emmanuel College.

In January 2025, ExchangeRight recruited a senior vice president to serve the Greater Plains region. Bill Auble was previously at PREP Property Group from 2021 to 2024, where he wholesaled a private placement Reg D REIT offering to independent advisers and RIAs in the Midwest.
Earlier this month, ExchangeRight fully subscribed a $81.6 million, eight-property offering diversified across five states and seven tenants: Net-Leased Portfolio 67 DST.
ExchangeRight and its affiliates’ vertically integrated platform features more than $6.4 billion in assets under management that are diversified across over 1,300 properties, and 25 million square feet throughout 47 states, as of Feb. 28, 2025.
